This is such a remarkable milestone, here’s a second “completed” photo.

Doubtful there will ever be a desire to lower our standards.

What standards?

The ones we have for the community we live in.

Between the Orange County Code Enforcement guidelines and our Property Owners Association’s specific, uncomplicated, and modest requirements, the standards (when enforced) are all anyone needs to live peacefully. Respectfully.

Doubtful any community will ever see 100% respect and compliance.

Note: We have long been planning for a creative middle-ground. Life is good, even when it’s not excellent. Thank you Universe.

Sometimes life overwhelms our home life…our job is to mitigate this each time it happens.

i knew them all…

Every one of our Property Owners Association residents…

Ever.

i’ve known them all.

Starting with the original ‘settlers’ (pre-1990)…

Abney, Vercammen, Rennells, Powell, Spore, Donkel, Renaldo, Nguyen (?, the ‘farmers’ with the pond).

And everyone since 1990.

We have always been a lowkey, pleasant community.

State Road 535 widened from two to four lanes between 2008-2011.

Either side of 2015 the future caught up with our community and we never collectively rallied around proactive, modern-day thinking.

The pressures of an attractive location near Walt Disney World, plenty of new housing and new infrastructure, year-round palm trees and sunshine, plus a never-ending exposure to global tourists….

Tension.

Ambition.

Fear.

It’s tested and grown my creativity, resolve, and optimism.

We will flourish again. Sooner rather than later.

HOA SWOT analysis

Weakness, threat, and opportunity all-in-one. Dues haven’t been increased in 26 years. Easy fix, raise the dues immediately to $430 simply to have the same buying power as $200 did in 1997.

Strengths…

  • Privacy
  • Large lots
  • Association Lake lot
  • Proximity to Walt Disney World (Disney World is on the same lake)

Weaknesses…

  • Alluring to ambitious investors
  • Dysfunctional HOA leadership (see photo)
  • Member apathy

Opportunities…

  • Professionalize entire HOA structure and processes
  • Move from legacy paper systems to digital
  • Move from do-it-yourself mindset to hiring professionals
  • By-Law language to ensure residential in perpetuity (no vacation home rental conversions)
  • Hire Property Management Company

Threats…

  • Member apathy
  • Investors not interested in residential living
  • Legal vulnerabilities from old-school, small-town mindset
  • Ticking clock (apathy)
